Looking for a working farm in a lovely setting? Look no further, this property meets many of the requirements that we have often been asked for. The group of farm buildings are set back from a very quiet lane, leading to a tiny hamlet of about five houses. The nearest village of Liglet is about two minutes by car and has a bakery come general store and a lively bar/brasserie. A few kilometres further afield you have two large villages with banks, shops and schools and the pretty riverside towns of Le Blanc and Montmorillon.

The farm consists of 37 hectares of rolling pasture, currently used for sheep and cereal. 9 hectares are set around the farm buildings and the remainder in large parcels nearby. The farm house itself has not been occupied for some years but it looks to be in good basic condition. It currently has all the accommodation on the ground floor, in the style of a ‘Berrichon’ longère and provides: Large kitchen /living room (35m2), with fireplace, beam and tiled floor. Two bedrooms of 17m2 each, a third bedroom of 20m2 and another room of 16m2 with a door to the garden. This could make a nice living room. A lean to/store room runs along one end of the house and an attic runs above the whole house and could, with planning permission, provide further accommodation. Two enclosed gardens are at the front of the farmhouse and the back looks out over its own rolling farmland. Next to the house on two sides of a large farmyard are two large barns, currently used as sheep pens and storage areas. At the back of the biggest barn is a hangar used for storing machinery. The outbuildings appear to be in a fairly solid condition, though a few tiles on the roof have slipped. There is no sanitation to the farmhouse, though it has water, electricity and a telephone line. The farm is being sold with the benefit of European subsidies but any stock and machinery required should be separately negotiated. NOTAIRES FEES: 21,920 EUROS
